First things, first. What is the Colorado MLS?

MLS stands for multiple listing service. If you follow the steps to list your home properly, it shows up in a digital search system, similar to Google, but specifically for real estate.

Real Estate professionals and the general public have relied on the MLS for decades to receive real-time information on homes and properties currently on the market.

Therefore, when you sell your home, you have the option to either list it through a real estate agency or sell it yourself.  Individually “owner-sold” homes, are not listed on the MLS which results in less visibility and typically a lower purchase amount.  So, the MLS is a very important tool in maximizing your profits while selling your home. While the MLS is a huge marketing resource to sellers, it also benefits buyers as well.

Listing your home on an MLS system not only gives it higher visibility to all potential buyers in the market, but also gives the chance to highlight features and amenities that can’t be done through traditional channels. As a result, your home will generally sell for more than a similar unlisted home.

Using the Colorado MLS

This can be a very frustrating process, due to the fact that a lot of large sources such as Zillow, RedFin, Trulia, etc. have somewhat outdated listings and information relative to those listings.  The site link in the prior section are is the actual MLS service used by Colorado Real Estate Agents.  Therefore, it tends to have more updated & accurate information.  

Using this site, however, is more easily said than done.  Here is a step-by-step walk-through of how to use the MLS to the best of it’s abilities and how it directly affects you.

Location?

Once you’ve entered your contact info, you’ll be taken to the home search page. At this point, you’ll enter your property search criteria on the left hand side of the page.

This view lists out the homes and properties for sale in Colorado. Furthermore, it highlights different attributes and statistics relative to each individual Colorado property listing.

Once you get the hang of searching for different criteria within the MLS, you can then utilize the menu dropdowns to further your search and get more specific.

What to look for...

The key things to keep an eye out for when looking to sell or buy Colorado property, are as follows:

  • Property Status (active, back-up, sold, pending, etc)

  • Listing Price

  • Beds/Baths

  • Garage Space

  • Total Square Footage

  • Price Per Square Foot

  • Taxes & HOA Fees

These points are most noteworthy in the Colorado property market because they give the agent and the client (you) the insight to be able to find comparable houses to price your home effectively for sale. As a result, you will be able to find houses at a similar quality if you are looking to buy Colorado property.
